Nasma Residences will play host to Starbucks, the worldwide coffee house company, and Spinneys, the Middle Eastern supermarket chain, after both brands signed agreements to lease retail space at the New Sharjah project that is being developed by Arada.
The Spinneys and Starbucks outlets will be based at Nasma Central, the project’s community and retail complex, which overlooks a lushly landscaped 13-acre park. Featuring almost 44,000 square feet of leasable space, Nasma Central will also include a Bright Education pre-school, a Health First pharmacy and an Emco Express laundry. The site will also feature the Arada Gym and Clubhouse, an 8,600 square foot centre for health and wellness that will include a swimming pool.
Sixty-five percent of Nasma Central has now been leased out, with remaining spaces for F&B outlets, a medical clinic, a barber shop and beauty saloon still to be confirmed. As well as serving the population of Nasma Residences, the complex will also provide support to local communities in both the Al Tay and Al Seyouh suburbs.
Arada has awarded the contract to build Nasma Central to Intermass Engineering and Contracting, the Sharjah-based company that is already working on the first four residential phases of Nasma Residences. The contractor began work in December, and the complex is scheduled to be completed in the third quarter of this year.

Founded in 1961, Spinneys is one of the best-known supermarket chains in the Middle East, with 53 outlets in the UAE alone. Sharjah’s fourth Spinneys store, the Nasma Residences site will be spread over a 10,170 square foot space that will focus on fresh produce, with a selection specifically tailored for Emirati clientele.
With over 30,000 outlets globally, Starbucks is the premier roaster and retailer of specialty coffee in the world. Managed in the Middle East by international franchise operator Alshaya, Starbucks has over 100 stores in the UAE alone. The Starbucks store in Nasma Central will include drive-thru facilities and will be 1,185 square feet in size.
Bright Education is a Dubai-based K-12 school and pre-school operator, with a portfolio of assets across the UAE. The pre-school in Nasma Central will be a British Early Years Foundation Stage (EYFS) facility, located in a 6,580 square foot standalone building, with 5,845 square feet of secure and private outdoor space.
Nasma Residences became Sharjah’s fastest-selling community when its first phase sold out in less than a month. Launched in March 2017, the project features 968 townhouses and villas in total, delivered over five phases. Arada began delivering homes in May 2019, and is is on track to hand over homes in Phase 3 by the end of the first quarter of 2020, and units in the final two phases by the end of the second quarter of 2020.
Spread over a 5 million square foot area in Al Tay suburb, the heart of New Sharjah, Nasma Residences hosts a wealth of amenities, including a GEMS international school and a 13-acre landscaped park. Other amenities include a mosque and two smaller community parks.
Located near the intersection of Emirates Road and Maliha Road, Nasma Residences has excellent connectivity with Dubai and the rest of the Northern Emirates. Recent upgrades in road infrastructure close to the community have improved commute times to Dubai, while the recently opened Sharjah Mosque, the Emirate’s largest with a capacity for 25,000 worshippers, is just two kilometres away.
Nasma Residences is also located just minutes away from the upcoming Sharjah Botanical Garden, Tilal City and the new Sharjah Convention Centre.
